Garage Door Opener Best Practices
There are countless things that can go wrong with a garage door opener. This is primarily due to the complex nature of the system, but a lack of regular maintenance can cause issues, too. Regardless of how well maintained your system is, though, it’s going to need repairs at some point. Here are a few of the common problems that you may face when that time comes to pass.

The Garage Door Opener is not Closing Normally (Sensors)
A garage door that is refusing to close fully can be incredibly irritating. Luckily, nine times out of 10, the issue is relatively simple. When we get called out about this issue, the first thing we’re going to do is check your sensors. We check the adjustment, alignment, and height of your garage door sensors. If we notice that something is wrong, we’re going to reset them in the right position and recalibrate. We’re also going to check the switch (close limit). A door not closing fully is typically the result of a sensor or switch alignment and calibration issue, which doesn’t take too much to fix. We’re able to have your garage door working fully again in no time if this is the issue, so don’t hesitate to contact us.

Grinding Noises
Grinding noises can be one of the most jarring and worrying symptoms of a faulty garage door opener. There are a few different things that can cause grinding noises with your door, some of which are more serious than others. It might be an issue with the ball bearings in your rollers or it might simply be the type of roller your using hasn’t been lubricated enough. When it comes to the opener, a grinding noise is indicative of an issue with your gears. When we come out, we’re going to open up your garage door opener and have a look at the gears. We check if the gears are functioning properly and work from there. If you ignore this issue and it is a problem with the gears, over time, it can end up damaging your entire system. There’s a reason we’re hard-wired to assume a grinding noise is an issue, so make sure you don’t let this problem carry on for too long.

Opener Reversing Feature Doesn’t Work
Your opener reversing feature not working can be caused by a number of issues. It is also a massive safety concern. If you notice this with your own garage door opener, make sure you get one of our technicians out to have a look at the system ASAP. If you don’t, you risk doing permanent damage both to your opener and yourself.

Emergency Release is Pulled Down
When the emergency release is pulled down, it causes your garage door opener to be disengaged and stop working. We can come out and reset the system fairly quickly, which is good news given that your garage door system isn’t going to function at all until this has been done.

The Remote Keypad or Control of the Garage Door Opener is not Responding
We check the programming and functionality of all keypads and remotes connected to your garage door to try and diagnose the issue. Most of the time, this is a software problem, so we don’t even need to open up any of your garage door opener system.
What is the Garage Door Opener

Types of Garage Door Openers
Like all the other parts of your garage door system, there are different types of openers that you can get installed. Some of these are better than others, but all of them have advantages and disadvantages.

Chain-Driven Opener
Chain-driven garage door openers are widely used due to how cost-effective it is to purchase and install one.
This type of opener uses a chain assembly system that is attached to the tension springs that lift your garage door up. The motor in the opener moves the chain as needed to operate the door.
Advantages of a Chain Driven Garage Door Opener
- It’s cheap.
- It’s an effective option.
- The chains don’t tend to break too much.
- Chain-driven openers are particularly strong.
Belt-Driven Opener
Belt-driven openers work exactly the same as chain openers. The only difference is that instead of a chain pulling the system, you have a rubber belt instead.
Advantages of a Belt Driven Garage Door Opener
- It’s a very quiet system.
- Belt-driven openers are faster than chains.


Wall Mount Opener
Wall mount garage door openers are also called Jackshaft garage door openers. This type of opener is distinctive when compared to the other two. Instead of having the system run on a track and rail overhead, Jackshaft openers are mounted to either the left or right side of the door. The opener is then connected to a torsion bar that raises or lowers your garage door. This type of opener isn’t typically used in an everyday garage. Instead, Jackshaft systems see use in commercial garages and residential high lift garage doors.
